ROOFTOP CONVERSION – THE CONCEPT The concept of rooftop conversion projects is based on the scarcity of inbuilt plots available in the city centre. On the other hand, unrenovated apartments abound this area – it is exhaustively populated with strictly protected classical buildings. The historical reason accounting for this situation goes back to the socialist era, when these iconic buildings remained unattended, what lead to a massive deterioration in their condition. In socialism the legendary scene of stylish and spacious apartments once owned by nobiliary families underwent radical change: the rich were chased away and peasants lacking financial means for maintenance moved in these buildings. After the political change, whoever lived in these apartments could purchase them for 10% of their market value, consequently, at present most of them host pensioners with no resources for renovation. The solution serving the benefit of all emerged from this awkward situation: an exchange realized between residents and developers. In return for a comprehensive inside-outside renovation of a building (including the façade, elevator, cables and wiring) the developers are granted its rooftop area. This resourceful initiative represents great social responsibility by contributing to the restoration of Budapest’s fabled historical milieu, enabling residents to live in a pleasant environment, offering new properties for those who would like to move in the city centre and ensuring excellent investment opportunities at the same time.
